PLEASANTON, Calif. — Hacienda, Northern California’s largest mixed-use development, closed out December with stable fundamentals, maintaining 6,586,529 square feet of occupied space. Tenant demand remained consistent, with leasing activity continuing to skew toward smaller footprints, particularly suites under 10,000 square feet. The park’s diverse tenant base, spanning business services, biomedical, manufacturing, and healthcare sectors, continues to underscore Hacienda’s role as a key employment center within the Bay Area.

Following a largely even-paced quarter, total occupancy in December edged modestly below November levels, landing at 6,586,529 square feet. Leasing momentum was again concentrated in smaller-format spaces, which accounted for nearly all leasing volume at 95.89% and represented more than two-thirds of executed transactions. Mid-sized suites ranging from 10,000 to 50,000 square feet captured the balance of activity, reflecting sustained, though more selective, interest in this size category

PulteGroup, Inc., America’s third-largest homebuilder and a Hacienda tenant since relocating its Northern California headquarters to the park in 2016, continues to earn national recognition for both workplace excellence and operational performance. In 2025, the company was named to the Fortune Best Workplaces for Women list for the sixth consecutive year, ranking No. 26, reflecting its sustained commitment to creating an inclusive and supportive environment for women across all roles. PulteGroup also received multiple additional honors in 2025, including recognition as one of the Fortune 100 Best Companies to Work For, inclusion on the Best Workplaces in Construction and PEOPLE Companies That Care lists, and Great Place To Work Certification, following its 2024 recognition as a Best Workplace for Millennials. Headquartered in Atlanta with operations in more than 45 markets nationwide, PulteGroup reported Q32025 net income of $586 million, or $2.96 per share, supported by $4.2 billion in home sale revenues, disciplined capital allocation, and strong cash flow generation.

ServiceNow, the AI platform for business transformation and a Hacienda tenant since March 2017, recently expanded its partnership with NVIDIA to scale trusted AI across industries. Building on years of collaboration, ServiceNow introduced Apriel 2.0, the next generation of its Apriel Nemotron open model family, engineered with NVIDIA and ServiceNow data to deliver faster, more cost-efficient AI reasoning and multimodal capabilities for enterprise workflows. Through this partnership, ServiceNow and NVIDIA aim to improve operational efficiency, accelerate AI deployment, and provide enterprises with trusted, high-performance intelligence that enhances customer experiences and workflow automation.

IASO Biotherapeutics (IASO Bio), a Hacienda tenant since November 2024, is advancing breakthroughs in cell therapy with its fully human anti-BCMA CAR-T treatment, Equecabtagene Autoleucel (Eque-cel), for progressive multiple sclerosis (PMS). In late October, the journal Cell published results from an investigator-initiated trial showing that all five PMS patients experienced significant clinical improvements and long-term remission, with minimal side effects. This represents the first clinical validation of BCMA-targeted CAR-T therapy for an autoimmune disease and highlights novel regulatory mechanisms in the central nervous system. IASO Bio, led by Founder and CEO Jinhua Zhang, continues to expand the therapy’s applications to other autoimmune disorders such as myasthenia gravis and systemic lupus erythematosus, underscoring the company’s commitment to pioneering advanced treatments and improving outcomes for patients worldwide.

2025 Highlights a Year of Diverse Tenant Growth and Continued Investment at Hacienda

Hacienda’s tenant base continues to reflect a well-balanced cross section of industries, supporting its position as one of the Bay Area’s most established employment centers. Business services remain the largest presence at 1,823,342 square feet, followed by biomedical users occupying 1,163,099 square feet. Manufacturing tenants account for 471,332 square feet, while healthcare organizations occupy 392,522 square feet. These major sectors are further supported by a wide range of retail, hospitality, software, education, and consumer-focused businesses, underscoring Hacienda’s adaptability and broad market relevance.

Looking back on 2025, Hacienda experienced solidtenant investment across a wide range of industries, further reinforcing its reputation as a premier Bay Area business destination. Throughout the year, the development welcomed a diverse group of new tenants and expansions that strengthened its professional services, life sciences, healthcare, education, and retail offerings. Notable additions included Hall Law Group at 4750 Willow Road, medical technology innovator Calyxo, Inc. at Rosewood Commons, and global medical technology leader Teleflex at Britannia Business Center II. The community also saw continued investment in quality-of-life amenities with the arrival of Learn and Play Montessori School into a 16,500 square foot facility and the near arrival of L’Academy School as they complete construction of their facility as part of the new AvalonBay community in Hacienda; all reflecting Hacienda’s ability to support both long-term business growth and complementary uses.

City of Pleasanton

Pleasanton's demographics reveal a highly educated workforce, with over 85% of residents having attended college and nearly 70% holding a college or professional degree. The city also enjoys a high household income, with over 75% of households earning more than $75,000 annually. Pleasanton is a young city, with nearly a third of the population under 19 and over a quarter aged between 20 and 54, indicating a substantial portion of residents in their prime career years.
